A house that is empty still needs looking after
Air conditioning, heating and humidity work across Lee County — for the houses lived in all year and the ones shut up from May to October.
- Diagnosis before price. Measured, shown to you, then quoted.
- Humidity taken seriously. Cold is not the same as dry.
- Homes and businesses. Both sides, properly staffed.
- No invented savings. We show the arithmetic instead.
Leaving the house for the summer?
Switching the air conditioning off entirely is the expensive mistake. A closed, unconditioned house on this coast gets humid enough to damage what is inside it, and the repair bill lands in November.
The plan works out a sensible setting from how long the house will be empty and what is installed, and lists the things worth doing before you lock the door.
Two kinds of customer
Homes
Houses, condos and seasonal properties from Fort Myers to the islands.
- Air conditioning repair and replacement
- Condensate drains, pans and float switches
- Duct sealing and airflow correction
- Humidity control, including whole-house dehumidifiers where they are justified
Business
Retail units, offices, clinics and the small commercial buildings along Palm Beach Boulevard.
- Packaged and split system service
- Scheduled maintenance, recorded per unit
- Make-up air and building pressure
- Replacement planning rather than emergency replacement
Where the moisture actually goes
Cooling removes water only while the system runs, and everything it removes leaves through the condensate drain. That makes the drain the most important pipe in a Lee County house and the one most likely to block.
- Oversized equipmentCools fast, shuts off early, leaves the house damp.
- Fan speedA slower coil airflow dries better. Often a setting, not a purchase.
- Duct leaksA leaking return pulls humid attic air straight into the system.
- The drainCleared properly, with the float switch tested, not just flushed.
Before you call
What should I leave the air conditioning on when the house is empty?
Not off. A closed, unconditioned house on this coast gets humid enough to damage what is in it. Our away plan works out a sensible setting from how long you are away and what is installed, and lists what to do before you lock the door.
The house is cold but it feels damp. Why?
Cooling removes moisture only while it runs. An oversized system reaches the set point quickly, shuts off and leaves the water behind. Sizing, fan speed and duct leakage are what change it.
How often does the condensate drain need clearing?
At least once a year here, and it is the most common avoidable call we take. We clear the line properly and test the float switch rather than relying on tablets.
Do you do start-up visits when we come back?
Yes — charge, coil, drain, electrical and safety checks in one visit, before the season of hard running starts. It is also the right time to find anything that went wrong while the house was shut.
Do you work on commercial buildings?
Yes: retail units, offices, clinics and light industrial buildings, with maintenance recorded per unit and building pressure work where extraction is heavy.
